Mobile Appraising with Talmon Murphy - New World Mobile Technologies
February 27th, 2007 7:50 PM

Appraiser Tools. I was first introduced to Talmon Murphy through Paul Stansberry (the best Alamode Instructor and Tech I've ever dealt with at Alamode) while attending the 1/2005 Alamode HOT class in Orlando, FL. I was already into my mobile transition and Paul told me to give Talmon a call. So I did. Talmon recommended his "Sidekick" invention as an enhancement to my new Disto A5 with Bluetooth, new Dell Axim x50v Bluetooth Pocket PC and new Alamode Pocket Total software. I made the purchase and have never looked back. It's like one of the feelings of "how did I ever work all of those years as an appraiser without all of this equipment". Then in 7/2005, I heard Talmon speak at the Alamode Tech Conference in Orlando, FL, and realized this guy knew more about mobile appraising than any other appraiser in the country. Check out his Sidekick invention and make your purchase today at www.newworldmobiletech.com .....you'll be glad you did.

$1,200 Referrals Paid - Driving Passed “Home For Sale” Signs Is Making Some Six Figure Salaries
February 27th, 2007 7:44 PM

FOR IMMEDIATE RELEASE Contacts: Bill Cobb Address: PO Box 40515, Baton Rouge, LA 70835 Telephone: 225-953-0638 Website: http://www.getpaid2refer.com/ Email: ezfastsale@gmail.com Driving Passed “Home For Sale” Signs Is Making Some Six Figure Salaries Easy Private Mortgage System Allows People to Earn at Their Own Pace October 18, 2006 – It is almost as simple as passing by and recognizing a “For Sale” sign in the front yard of a home on the market. There are only two steps for the program and much easier and cost-effective than enrolling in a real estate course and fighting for a spot in the crowded real estate industry. The Easy Private Mortgage System is a partnership between those who find homes for sale in their local areas and Rescue My Credit, LLC, the company that offers unique financing options to home buyers through the Easy Private Mortgage system. “You don’t need any mortgage and real estate experience to earn the gigantic referral fees,” says Bill Cobb, a home appraiser for 14 years and now an Easy Private Mortgage Agent, “We show people how to use the system and even help them close the sale.” Although initially, there was skepticism from critics about paying such high commissions for simply referring home sellers, many others have made six figure salaries from this same commission structure. Now, Bill Cobb is helping others learn to locate homes for sale and simply referring the home seller to Rescue My Credit, LLC through Easy Private Mortgage with no further obligation from the home seller or referrer. The program is a business opportunity for people looking to make full time income from part-time hours. Rescue My Credit, LLC boasts that their performance and no cost commitment registration ensure success for anyone who applies the principles that the program teaches. So, it seems to be as easy as driving by a “For Sale” sign and making money. The process is only two simple steps. Find a home seller and then refer the home seller to Rescue My Credit. Bill Cobb says, “All they need to do to receive $1200 for referring 1 home seller is merely give the home seller a brochure and registration form personalized with the referrer’s name and ID number.” Rescue My Credit at http://www.getpaid2refer.com/ doesn’t charge any fees to either the home buyer or home seller until they actually use Rescue My Credit’s special financing options. In order to offer these unique financing options, Rescue My Credit is asking for help finding local home sellers, real estate agents and builders that are much easier for local referrers to find than it is for Rescue My Credit to do from their headquarters in Baton Rouge, Louisiana. Basically, Rescue My Credit is paying local residents from all over to keep their eyes open around the neighborhood, when reading local publications and on their drive to work. The Easy Private Mortgage system is owned and operated by Note Funding Resources, LLC. Bill Cobb is an Easy Mortgage Consultant with this company. Bill Cobb, An Easy Private Mortgage Agent who operated as a home appraiser for 14 years. He is based out of Baton Rouge, Louisiana where he enjoys his success with the Easy Private Mortgage system with his wife, Lisa and their two daughters, Adinah and Anna. $1,200 Referrals Paid - A 20 Year Old Mortgage Secret Revealed Worth $39 Million Per Month
February 27th, 2007 7:43 PM

Bill Cobb's Websites FOR IMMEDIATE RELEASE Contacts: Bill Cobb Address: PO Box 40515, Baton Rouge, LA 70835 Website: http://www.getpaid2refer.com/ Telephone: 225-953-0638 Email: ezfastsale@gmail.com A 20 Year Old Mortgage Secret Revealed Worth $39 Million Per Month Easy Private Mortgage Partnership October 18, 2006 – The Easy Private Mortgage System is not a new concept. For over 20 years in all 50 states the largest investors have reported using the techniques on $39 million worth of mortgages per month. The secret is out. Bill Cobb, an appraiser for 14 years and founder of Rescue My Credit, LLC is blabbing the secret to anyone interested in potentially earning $400,000 annual salary for simply performing research in their local communities. Cobb says, “There’s virtually no selling involved. You merely share the messages about the program and give the brochures to Home Sellers, Builders, Real Estate Agents, etc. The rest is automatic.” The Easy Private Mortgage System is a two-step program. Research and find home’s for sale in the researcher’s local area. The researchers, then simply refers the home seller to Rescue My Credit by sharing the messages and giving the home sellers the brochure. The messages are three simplified bullet points to inform the home seller about the program. 1. Sell Your Property Instantly and For Full Value. 2. Receive More For Your Property Guaranteed. 3. Try It With No Cost or Commitment. In this soft real estate market, the experts have resorted to proven tactics and techniques. Bill feels that “just because financial professionals have totally dropped the ball in terms of marketing this service,” he doesn’t feel that others should miss out. Easy Private Mortgage System is a partnership that has worked for mortgage investors and their partners for more than twenty years. The companies that offer the unique financing are usually based in one or two locations that cover the entire country. Even though their resources may be vast, local resources are more productive and more valuable at the ground level. The most valuable resource at the ground level are the people who are able to research local publications, neighborhood bulletins, local real estate agents and lawn signs that people like Bill Cobb of Rescue My Credit LLC at http://www.getpaid2refer.com/ may not be able to find on the internet. He pays the local resources to be his eyes, ears and national research staff. It’s a partnership that has worked for more than two decades under the general public’s nose. Now, Rescue My Credit, LLC is teaching anyone willing to make money how to take advantage of the Easy Private Mortgage System. Bill Cobb's Websites From: http://www.reapptools.com DOUBLE YOUR APPRAISAL ORDERS with the Resident Appraisal Marketing Systems Solution Foundational Keys To Residential Appraisal Business Success! "Marketing is the oxygen of your business success." Robert G. Allen "The business that considers itself immune to the necessity for marketing sooner or later finds itself immune to business." Derby Brown CNNMoney.com BEST JOBS IN AMERICA Salary.com #8 Money Magazine Best Jobs in 2006: Real Estate Appraiser from: http:www.money.cnn.com/magazines/moneymag/bestjobs "Why it's great The housing boom has meant beaucoup bucks for appraisers in recent years, but the field hasn't gotten as crowded as real estate brokerage. And because valuations are needed whenever any property is sold, mortgaged, insured, taxed or developed, there's going to be work even when the market slows. A quarter of appraisers have steady nine-to-five government gigs assessing property for tax purposes." IS YOUR APPRAISAL BUSINESS READY FOR THE FUTURE? The Challenges facing your appraisal business: 1.) Higher Mortgage Rates. It's a foregone conclusion that mortgage rates are headed higher. Recent News Headlines: Inman News: Housing Will Rock - Higher Interest Rates Will Slow Sales, Not Prices. USA Today: Housing Stocks Fall On Rate Worries - Wall Street Isn't Convinced Rates Will Hold Steady. 2.) The Growing Use Of AVMs And Other "Electronic Appraisals". 3.) The "Public Trust" Issue - It seems that every week now, I am receiving an email reporting that another appraiser is going to prison due to fraudulent work. These headlines also end up in your local papers. The issue of Public Trust was the most discussed topic at the 8 Hour USPAP I recently completed. How Can You Prepare Your Residential Appraisal Business For The Tough Business Environment Of The Future? You need a proven system. The Residential Appraiser Marketing Systems Solution. Here's What's Included In The System: Four (4) unique marketing pieces I've used in the past 7 years to drive in orders. Not a thick manual. This report is short and to the point. With these pieces I'll put in your hands, I'll show you the 6 ways we use them to drive in the orders. -------------------------------------------------------------------------------------- TESTIMONIAL Mr. Cobb, You may not remember me, but we emailed earlier this year about your marketing strategies/advertising handbook…..I asked you why yours was so much better than other “books” I’ve read and heard about (most from “business guru” books you get a major book stores)…your only reply was to order it and see for yourself!!! I did and I have to tell you that you were right!!! I took all your ideas and followed them to a tee and then took what did not work as well for me and added my own “flavor” to them. As a result…..I can’t find good quality, hard working appraisers here in Austin fast enough to handle the workflow!!! I have not crunched the #’s yet (no time), but I would say that business has increased at least 30% since truly implementing your ideas!!!! Other appraiser “buddies” of mine are starving right now looking for work because they can no longer count on the refi’s like days past. My firm on the other hand…..has a healthy flow of BOTH refi’s and purchases coming through on a daily basis!!!! When I received your info…I immediately started handing out fliers, coupons, doing advertising (radio mostly), charitable events, etc. I planned for the day that the refi boom would taper off and new I needed to obtain clients with a good niche in the purchase market!!! Before your product….we averaged 3-5 orders a day or about 15-20 a week…on average….some weeks better than others of course!!! After using your product….we average about 10-15 orders a day!!!! I can’t thank you enough for finding me and sending me the first email with info on your product!!!! If there is ever the time that you need ANYTHING from me or assistance…..you call or email me day or night…and I will do what I can!!! Also…if you need a good reference or testimonial for your product…..just ask!!! Thank you!!!! Jared L. Submitting Better Appraisals With Bob Mann (www.appraisalurar.com)
February 27th, 2007 7:35 PM

Submitting Better Appraisals - Bob Mann (www.appraisalurar.com) with “LINE-BY-LINE PREPARATION OF A QUALITY (NEW) UNIFORM RESIDENTIAL APPRAISAL REPORT” “PREPARATION OF A (NEW) 2-4 UNIT SMALL RESIDENTIAL INCOME PROPERTY APPRAISAL REPORT” and a Manual Practice Supplement. Bob says that the Benefits and Features of URAR and 2-4 Unit Preparation Manuals are these: We explain each and every box, line, subsection and section of the URAR (1004) form and 2-4 form (1025) . You can adopt sample comments, suggested language, Uniform Residential Appraisal Report checklists and templates. We explain items in the 2-4 Unit form which are unique to the appraisal of 2-4 Unit property or the form itself. We provide details on all the new Fannie Mae changes, intentions and expectations for the new URAR 1004 and new 2005 Forms: Contract Analysis, Subject and Comparable Transfer History, Effective Date of the Data, Unacceptable Property Flipping Awareness, Non-arms Length Transaction, Yes/No Format, PUD and much more. Use our model URAR and 2-4 Unit appraisals and addendum for your own appraisals. It contains required USPAP inclusions. Use sample neighborhood comments. Add a fill-in-the blank, data specific, “market conditions” comment for Neighborhood Analysis. Use templates and standardized lists for all the lines in the “Improvements” and “Sales Comparison Analysis” sections. Use a field-tested 5-step procedure for selecting the best comparables for the Sales Comparison Section. You will have clear direction for the most difficult or complex appraisal. You will avoid unwise or poor choices. (Found in the Practice Supplement) Consult line-by-line language on how to best document every line on the grid to eliminate many questions and requests for changes and addenda from the review appraiser and loan underwriter. Learn how to use photographs to minimize real estate review appraiser and loan underwriter questions. Know distance requirements for reporting adverse environmental conditions. (Found in the Practice Supplement) Be aware of common and specific phrases found in reports that create unintentional report bias. Complete the forms so the content is USPAP compliant. Add additional certifications to the “Appraiser’s Certification” in order to comply with USPAP S.R. 2-3. Implement the quality tips. Many of these tips are practical and are appraisal practice requirements often lacking in appraisals. I personally have a copy of his URAR manual and have found it to be a valuable resource in implementing the new FNMA 1004 form. Order your manual today from Bob online at www.appraisalurar.com.    Submitted By William D. Cobb, IFA with Accurate Valuations Group, www.getfastvalue.com and www.accuratevg.com.
