The Listing Appraisal
For Sale By Owner(FSBO). If you are considering selling your home yourself, it would more than pay for itself to have your home appraised. There have been several occasions over my years of appraising homes where the owner sold the home for thousands less than the home appraised for. On one recent appraisal in Central, the owners sold their home by owner for $87,900 plus paid $2,500 in closing cost and the home appraised for $97,000 leaving the owners with a loss of $9,100. This $9,100 could have been a nice down payment for this young couple. One small appraisal fee could have changed this situation.
What does the Listing Appraisal consist of? The Listing Appraisal is performed on the Fannie Mae 2055 form, with an interior and exterior inspection and includes photos (subject and comps), sketch, color maps 3-6 of the most recent comparable sales placed on a grid for easy understanding and a recommended listing price for your home. All of this will be professionally packaged in 2 hardcopies, 1 for your records and 1 copy to be left on your FSBO interior display which will add credibility to your listing price and to your confidence in pricing.
The Listing Appraisal Fee Is $200
Buying A FSBO. If you are buying a home with the owner carrying back the paper (owner financing), it is well worth the cost to hire an appraiser to make sure you don't pay more than it is worth. For your protection many real estate agents will write in a purchase agreement, "this contract is contingent upon the property appraising for the sales price."
